You found the house. The school around the corner looks great. Here’s the catch. In Markham, your school is set by the exact address, not by how close you live. Before you fall for a home, check the Markham school catchment for that address. Not the street. The address.
It takes about five minutes, and it can save you from the most expensive surprise a family can buy. Here’s how it works, where families get caught, and the exact steps to check any house.
How is a Markham school catchment decided?
Each school board draws its own attendance boundaries, and your home school is the one whose boundary contains your address. (YCDSB Policy 226A, revised December 10, 2019) Distance doesn’t decide it. The board’s map does.
That’s why two houses on opposite sides of the same street can feed different schools. One side of the line gets one school. The other side gets another, even if it’s a shorter walk the other way.
Most Markham families check two English-language boards: York Region District School Board (public) and York Catholic District School Board (Catholic). Each draws its own map, and the two answers don’t have to line up.
Why can’t you trust the listing’s school info?
Listing sites often pull school boundary data from third parties, and many tell you to confirm eligibility with the school directly. (Houseful school pages, accessed November 5, 2026) Some show the nearest schools, which may not be the assigned ones.
The listing is a starting point. It isn’t an answer. The only answer that counts comes from the board.
How do you check the school for a specific address?
Here’s the five-minute check I’d run on any house before making an offer.
- Get the full civic address. Street number and street name, not just the neighbourhood or the nearest intersection.
- Run it through the YRDSB School Locator. It takes a street number and street name, recognizes York Region addresses only, and gives you a PDF boundary map with the results. (YRDSB School Locator, accessed November 5, 2026)
- If Catholic school matters, check York Catholic too. Your YCDSB home school is also set by your address and the board’s boundary. (YCDSB Policy 226A)
- Open the boundary map, not just the school name. If the house sits near a line, you want to see exactly where that line runs.
- Check the program, not just the school. French Immersion can run at different sites from your home school. YCDSB runs it as a regional program with its own locator, and notes that locations can change. (YCDSB French Immersion page, accessed November 5, 2026)
- Confirm with the board before you firm up. Even the YRDSB locator notes that its address data comes from the Region, which takes no responsibility for its accuracy. (YRDSB School Locator)
What changes the answer for new homes?
New subdivisions are where families get surprised most. When a neighbourhood grows faster than its local school can handle, boards can send students from new development to a holding school somewhere else. YRDSB has done exactly that, using holding areas that redirect new development to a different school. (YRDSB boundary report, Oak Ridges East)
Builders are often required to warn you. Ontario school boards commonly ask for a clause in new-home purchase agreements saying students may be directed to a school outside the area, and signs at the development saying the same. (Waterloo Region DSB, Administrative Procedure 4992, March 2024) Read that clause. It isn’t filler.
Boundaries can also be redrawn when a new school opens. Students attend the school for their boundary, including newly created or revised ones. (YCDSB Policy 226A) Ask the board whether a boundary review is underway near the house.
Can you just apply to the school you want instead?
You can ask. You can’t count on it. At York Catholic, out-of-boundary admission depends on space and programming, isn’t guaranteed, and comes with no busing. (YCDSB Policy 226A)
There’s another wrinkle for older kids. An out-of-boundary Grade 8 student doesn’t automatically get a seat at the linked Catholic high school. (YCDSB Policy 226A) At the public board, transfer requests start at your home school too. (YRDSB school registration page)
Catholic boards also have admission rules. YCDSB elementary admission generally needs a Roman Catholic baptismal certificate for the student or a parent, with some exceptions. (YCDSB Policy 226A)

How should school boundaries shape your house hunt?
Treat the Markham school catchment as your first filter, not your last. Flip the order most families use. Don’t find the house, then check the school. Decide which schools matter, find out which addresses fall inside those lines, then search there.
That one change saves weekends of showings on houses that were never going to work. It also sharpens your budget, because you’re running the numbers only on homes that fit. When you do, run the full Move-Up Math, not just the price. See The Real Cost to Move Up in Markham.
